MLS Listing Description Only – $65
I’ll write a professional, fresh public remarks description for your listing based on photos, notes, and/or the MLS details. Within the max character count, I’ll highlight updates, focal points, and salable features that will set your listing apart from the competition. I’ll take care of the words so you can focus on showings and closing appointments.
MLS Listing Description + Photo Captions (up to ~35 Photos)- $85
In addition to an engaging description, I’ll write photo captions for up to 35 photos, maximizing the marketing potential. I’ll focus on details and features we couldn’t fit in a public remarks section. This is a great opportunity to talk about specifics that set a home apart (e.g. the variety of marble or granite, special warranties, unique features of the neighborhood/community, update details, etc.).
Luxury Listing Package- $500
Showcase your luxury listings with an MLS Description, up to 75 photo captions, listing brochure content creation (I can use my template or yours), and a more developed description for newspaper and magazine ads. Additionally, I will do an in-person walk-thru of the listing to provide more detailed, narrative rhetoric (for Albuquerque-area listings only). The brochure content includes more narrative descriptions, a list of features, neighborhood/community highlights, and owner or agent quotes about favorite features.
Photo Caption Add-on (36-50 Photos)- $20
Add content for luxury listings or large properties where more features require extra marketing!
I need the photos as well as any relevant information regarding the home, property, and area of town worth noting, including features not obvious in photos (e.g. I can tell appliances are stainless steel from photos but I cannot determine if counters are actual granite vs. faux).
With 24-hour notice via email, call, or text, I’m able to turnaround listings within 12-24 hours of receipt. I typically turn things around much faster (4-6 hours) and can usually accommodate your clearly communciated deadline. The more notice your provide, the more flexible and expeditious I’m able to be when it comes through.
I create a style sheet for each client with preferences or specifications you may have for your listings (e.g. preferred capitalizations, abbreviations or terms, words you don’t want used, etc.). As we work together and develop the style sheet, your listings will be tailor-fit for your business.
